 What's up everybody? What I'm gonna be doing today is taking you on three house tours of homes that represent the average cost of a home here in Scarborough, Ontario, and all of them are gonna be in and around that $1 million mark, which is the average price of a home. You're in Scarborough right now.

Here is our first home in Scarborough that we're going to be taking a look at. For our tours, it has three plus two bedrooms in the basement and five full baths. What's nice about this home is that there's actually a separate entrance for a basement unit, which could be really, really great for. You know, investment purposes or, I mean, someone could live here on their own for sure if they wanted, but they could use the basement if they wanted as additional income for Airbnb or whatever the case may be,

to the left. When you walk in, there is a very nice living room here. It's. Fairly large and has a massive window right at the front. Perfect for adding in that extra light and giving that airy feel to the house. And then as you do continue down the hall, you do have your washer and dryer here. And then as you pass through, you enter into the kitchen.

So this home has been upgraded, top to bottom. There are nice quartz countertops. Here you have a bit of counter. And then your fridge is just across from your stove there. Now there is a bathroom on this main floor over here. It's just right off the kitchen and it is a full bathroom, which is really nice.

Now this home has three bedrooms. What's really great is that there is a full bathroom attached to each bedroom along with a closet. Let's check out the basement here. So the basement in this particular home is fully done. And it actually can act as a separate apartment. So let's take a look down here.

As you can see, it is fully redone here. There's some gray laminate floors as well as a nice kitchen, dark countertops, white cabinetry, and there's two bedrooms down here. Now, neither of these bedrooms have a closet, but they are a fair size, and you could definitely fit, let's say, a queen bed in each of them, I would say.

Now this separate basement apartment does have its own laundry set up. There's a storage room right under the stairs of the basement. And then here is the full bathroom, shower, toilet, vanity, and mirror all set up down here. Great opportunity to have, you know, another person living in the house with their own separate entrance or just for extra space.

Alright, so as I. Said that first home is located in the neighborhood of Malvern in Scarborough, and Malvern is a very family friendly neighborhood. There are a ton of schools in the area, just around the corner here. I'm approaching a secondary school. If you continue driving. East past Malvern, you will have access to the Toronto Zoo, which is really great.

And in addition to that, there are a couple of recreational inclusions in this neighborhood. There's the Malvern Community Center, the public library. There's tennis courts and little parks peppered throughout Malvern, which is really nice too. If you have. Kids or if you're someone who just likes to be outside and enjoy nature, you can definitely do that here.

And in terms of amenities and shopping, there is a place called the Mare Town Center here, which most of the residents will go to if they do have anything. They need things on their shopping list. Items to check off. Worth mentioning also though, is that there is a major mall in Scarborough. It's about a 20 minute drive from from Malvern.

I would say still not crazy far, but. And for those smaller shopping needs residents in Melbourne, go to the Melbourne Town Center onto our next home in Scarborough. This is our single family detached bungalow located in Doorstep Park. It is on the market for 999,999. It's a three plus four bedroom. Four bath home basement is completely finished with two separate little apartments and there is a separate entrance to the basement.

Main floor has been redone, top to bottom, new floors, new kitchen, and just as I'm approaching the front door, I hope you can take in this long driveway here. Lots of parking plus an additional detached garage. Let's go take a look inside.

Here we are in our next home in Scarborough. So right when you walk in here, just to the right is the very wide open living room. And there are some large windows right at the front of the house that just led in so much light, which is really, really nice. Now off of the living room here, you will have your eating area.

There's a pretty big table in here. Can fit about eight people. I would say there's definitely enough room here. There's also some windows here, by the way, looking out. And then off of this eating area is the kitchen, and I absolutely love this kitchen. I feel like these dark blue cabinets really do make a statement, but are also still very classic.

All of the appliances in this kitchen are stainless steel. There is a gas stove. Everything is brand new. Literally plastics still on it. There's some beautiful quartz countertops, a nice white tile, and in the living room area, and the eating area in the hallway. Is where you have these natural wood covered wide plank floors.

And as this is a bungalow, all three of the bedrooms on the main floor are all on the same floor. Also on this floor is a full bath, so you have a shower tub combination right behind me. And on this level there is a powder room. Now this house also has a finished base. So, because this is a bungalow, the basement here is actually very large and there's two apartments here.

And now I'm going through the first door here to the first apartment, which has two bedrooms and a full bath. So this is like the first out of the two apartments that are downstairs. Just entering through the other door to the second unit in the basement apartment. So again, two bedrooms here. What's really great about this house is that they have utilized all of the space in the basement, all the spaces being utilized, and because it is a bun, you do get that big.

Space in the basement. As I mentioned, this house is located in Dorsett Park. Let's go take a look at some of the amenities and features in this area. So the closest major intersection to this home is Lawrence and Kennedy. Now there are a few schools in the area, Winston Churchill Collegiate, Dorsett Park, junior Public School, as well as some parks.

So McGregor Park, Jack, good Lad Park. So there's some green space in the area. Which is really great for the kids. And then there are some options in terms of shopping. You're not far from Scarborough Town Center, you're also not far from the Edmonton Center here as well. So there's those options for shopping, groceries, all that good stuff.

Now, transit wise, you're in a very good spot here because this home is close by both Eggleton and Lawrence. So you have, you know, buses that run across both of those streets, and you're also not far. Kennedy stationed an ELs mirror station, so that definitely helps, especially for folks who need to take public transits.

Overall, a pretty family friendly neighborhood with lots to offer in terms of amenities, for sure. All right. We are at our. Third home here in Scarborough, in the Morningside neighborhood. Tons of amenities and great green space in this part of Scarborough. The home behind me right now is a split level single family detached, and it is on the market for $999,000.

It's a three plus one bedroom. Two bath. It's a ravine lot, which is awesome. And the lot itself is fairly large. 48 by 1 25. And just take a look behind me here at that front landscaping. This place looks absolutely charming. I can't wait to see what it looks like inside. Come with me. So right when you walk in the house in front of you, you do see the stairs to go up, but when you do come in, it can take a right.

Enter the living room. I love the bay window here. It adds in a lot of light and I love that little seating nook there. Uh, just gives you that extra space or really homey feel in this part of the house. Another feature I like is that white exposed brick really adds some character to the space. Let's head to the kitchen.

So right through here is your kitchen. All the appliances and the whole house in general looks just very well kept Gas range, which is always really. And now we are in the dining room and a second sort of living space here. I absolutely love having tons of natural light in a home, and that's what I really love about this room in particular, you have that white exposed brick, again, an entire wall of windows.

And look at this little fireplace behind me here. This part of the home really gives me a cottagey vibe. All right, let's head upstairs. So this home. Three bedrooms on the upper level here, as well as a bathroom up top as well.

You might be wondering, you know, aside from the beautiful home, what this actual part of town has to offer. Let's go take a little drive. So that home was located in the Morningside area closest intersection. Closest major intersection would probably be Morningside and Lawrence Avenue. What that means is that you definitely in this area have pretty good access to public transit, and you're also not too far from the 4 0 1 amenity wise.

You know, again, pretty close drive to Scarborough Town Center, and you are also close to the West Hill Plaza. So if you need to get any shopping, Any groceries, done, things like that, that's pretty accessible in the area too. This part of Scarborough also has a lot of green space, so the home that we just saw is actually on a ravine lot, and the area itself is very close to Morningside Park, Elsie Ravine, there's the Scarborough Golf and Country Club, and there's actually a bunch of schools in this area too, namely West Hill, junior Public School, and West Hill Collegiate Institute.

So those would be the closest to elementary. In secondary schools. So this is a very family friendly neighborhood and you know, there's just lots to see and do around Scarborough. So this could be your next neighborhood. So there you have it. That's a wrap everybody. Those are our three houses in Scarborough, Ontario, in and around that $1 million mark, which is the current average price of a home here in Scarborough, Ontario.

We looked at a split level, a bungalow, a two story. We looked at a home with a ravine. A home with separate basement apartments. We did a good job of covering all the marks today, so I hope now you have a better idea of what that $1 million budget actually looks like here. So whether you're moving in 90 days or 90 days, first time home buyer, seasoned investor, whatever your needs are.

So you’re thinking about moving to Burlington Ontario? Well don’t do it. Absolutely not - no I’m just kidding everyone’s moving to Burlington these days it’s a great little city, tons to do here in terms of attractions and amenities, right along Lake Ontario and close enough to Toronto to catch a bit of the big city life BUT STILL with all that said Burlington is NOT for everyone. I’ve lived in the area almost my whole and I can tell you that there are definitely a few good reasons why you would not want to to move here so that’s what this video is all about - stick around and learn the top reasons why you should NOT move to Burlington Ontario. Let’s get after it right now.   

Hey everyone if this is your first time to the channel and you want to know everything there is to know about living, working, eating, sleeping, playing in toronto ontario and surrounding cities across the GTA like right here in Burlington Ontario, then subscribe below so you can be the first to know about the current market in Toronto Ontario. Today though we’re gonna talk about why Burlington Ontario which is a suburb just about 60 kms west of Toronto may not be the best fit for you and why you wouldn’t want to move here and I’m gonna kick it off with the biggest issue that people are facing when trying to move to the city is that house prices are expensive.

  1. Housing is expensive

Very very expensive. For example, a 1 bedroom condo is going to run you about $623,000, a 2 bedroom town will cost about $928,,000 dollars, a 3 bed semi will go for $1.136 million dollars, and a 4 bed detached just like this one here will easily run you a cool $2.165 million dollars. So it is not cheap to live here and if your dream home is a nice modern single family house with 4 bedrooms under a million dollars then you definitely don’t want to move to Burlington because there hasn’t been anything like that here in the last 6 months.  

  1. Traffic (major road)

Another big reason you don’t want to move here is if you don’t like sitting in traffic - now obviously noone likes sitting in traffic but the thing is Burlington is a city that was designed for drivers back in the early 60s, but that was when it was still a small town with limited infrastructure. And so as the population grew and grew and continues to do so to this day, you’re naturally gonna see a lot traffic.For example, If you take a look at this Google Maps screenshot, it shows that to get from the Burloak Waterfront Park which is at the easternmost tip of Burlington to the Royal Botanical Gardens which is at the westernmost tip, it’s only a 20 km distance but easily a good 45 minute drive. And that’s on the highway! Another thing to keep in mind is that once the highway does fill up which is typical around rush hour, then you’ll see all of the interior streets back up too. This is especially true if you’re coming from the east end so if you work in say Mississauga Oakville and heading west to get back home to Burlington, then you may want to reconsider moving to Burlington because that commute is going to be twice as long than usual. 

  1. Limited public transit 

If you’re thinking of taking public transit to get around then you’ll be disappointed in that too. There are only 3 GO transit stations in Burlington and they’re always crowded.

  1. Not that bike friendly

If you’re thinking of biking then the city does promote its 200 kms of bicycle lanes, utility paths and the like but if you actually ask any cyclist who rides the city to get around, they’ll likely tell you that the lanes aren’t as safe as they could be. 

  1. Car dependent (major road)

At the end of the day Burlington is a very car dependent city. If you rely on other modes of transportation then Burlington may not be the best fit for you. They are trying to improve the city infrastructure,but that’s another thing is that if you’re looking for peace and quiet, you may want to look elsewhere than Burlington.

  1. Ongoing construction (downtown)

Construction is abundant in Burlington as it is still a desirable area to move to for many people, so the city is always trying to build more homes to keep up with the demand for housing. But that said, particularly in the downtown core you’re gonna get a lot of noise and dust and detours you’ll have to take just to get around and so again if peace and quiet is your thing then Burlington might not be for you, or at least not in the central part of the city, but that does actually go hand in hand with my next reason why you won’t want to move here is because a lot of that construction I’m referring to are condo developers building high rises and apartment buildings. That’s taking away from any available land if you’re looking for a home on a good sized lot, maybe a pool in the backyard or wide enough frontage for your kids to play, then probably not going to happen in terms of new housing options in the downtown core. 

So there are definitely a good number of drawbacks to living in Burlington that you want to be cautious of. Burlington isn’t for everybody, especially if you’re looking for more affordable housing relative to other cities in the Greater Toronto Area then Burlington is considered to be one of the more expensive cities to live. But there are still some pros to living here that I want to share with you, just to help you understand the area a little better and give you a full picture of what it’s like to live here.

PROS

For starters, Maclean’s magazine named Burlington the “Best Community in Canada” in 2019. Other than business ventures and professional growth opportunities, Burlington brings many perks to the table. 

  1. Waterfront

Pro #1, it’s waterfront city! Burlington Ontario sits on the shores of Lake Ontario, and so you’re naturally going to have lots of fun activities and amenities to enjoy along the water. Every year they kick off the summer season with the Sound of Music Festival which is a multi-day event that features midway games, dance competitions, eating contests, market stalls, and a parade. The Burlington Ribfest is another popular festival that takes place annually with food trucks, music, and of course good ribs. But my personal favorite attraction along the waterfront is the Boardwalk which stretches 2 kms along Lake Ontario. On any given day you’ll find people walking, smiling, just enjoying the views of the lake, the scenery and fresh air. Because from any given spot on the boardwalk you’re just a short distance from tons of other attractions, like Spencer Smith Park which has this massive playground that’s new and clean and has all these structures that you don’t usually see at your regular neighborhood park like a zipline I always see a long lineup for that and even a couple times I’ve caught parents trying it out too because it looks really fun. Right next to the playground is a splash pad that is also big, clean and well kept. All throughout you’ve got umbrella stands offering shade and benches, green space to sit down for a picnic you’ll see a lot of families bringing large coolers stuffed with food and snacks and just claim their spot in front of all the action spend a day under the sun. Across the street you’ve got Lakeshore which is lined back to back with restaurant after restaurant with patios overlooking the water and ice cream shops and it’s just a nice, easy, family friendly vibe along the waterfront and truly Burlington’s biggest selling feature you can spend an entire day there no matter the weather because they even have a skating rink that I forgot to mention which does get pretty full with families in the winter which and then a small beach area at one end of the promenade where you’ll see kids swimming and parents dipping their feet in the water, and then at the other end you have the marina where you’ll see big beautiful boats passing by, even seadoos making waves across the shore and so all in all just a really nice area with great, scenic views of the water, people having fun, eating good food, just  that all around lively waterfront living lifestyle you really don’t get in many other parts of Toronto. 

  1. Vibrant downtown (Downtown)

Then just a stone’s throw away from the waterfront is your downtown area which in my opinion is the nicest downtown area in all of Halton Region. Milton, Oakville, Halton Hills, they all have their own little central areas but I find Burlington’s to be much more alive and vibrant. There are blocks and blocks of shopping, restaurants, local businesses. This is also where the city hosts art exhibits, live concerts, the Burlington Jazz Festival. There’s lots to do downtown it’s got a great energy to it. Next time you’re in town I recommend Kelly’s Bake Shoppe, they were a TripAdvisor.ca’s Travellers’ Choice eatery in 2021 they’ve got delicious, healthy, vegetarian and vegan friendly cupcakes and brownies I personally recommend the Matcha Shortbread cookie it’s dipped in chocolate and just melts in your mouth it’s good. 

  1. Recreational activities (Niagara Escarpment)

If you’re in to the outdoors then that’s another pro of being here is that there are tons of outdoor recreational activities to take part in in Burlington. The Niagara Escarpment which is this massive bedrock formation that starts in the states and then crosses through Canada and makes its way through Burlington. People go rock climbing on it or even just a leisurely hike because it has a bunch of well-preserved trails. The Royal Botanical Gardens on the west end of the city has the largest lilac collection in the world. Kids can run around the gardens while you take in the beautiful sights and smells of all the different flowers. There are only two naturally occurring magnetic hills in the world and one of them happens to be right here in Burlington on King Road just north of Bayview Park. That’s the kind of hill by the way where if you park your car at the bottom of the hill on neutral the car will just be “pulled up the hill on its own” there’s an urban legend that that happens because of some paranormal, freak, ghostlike activity but really it’s just an optical illusion where it looks like the hill is sloping upward but you’re actually rolling downward so no real mystery behind that but still a cool place to check out nonetheless. 

If you’re more an indoorsy person then there are plenty of great neighborhoods with nice looking houses to settle in and call home. We’ve got 2 major shopping malls, Mapleview and the Burlington Mall which have everything from the Apple store to Indigo, Winners and Sephora. Plenty of community centres, libraries, coffee shops, health and wellness centers, the list goes on and on basically you get to enjoy all the modern-day amenities of a hustling and bustling city suburb. 

At the end of the day Burlington is a top choice for many families, singles, and couples alike. Yes, housing is expensive but you can always just start with a smaller home, just get your foot in the door in Burlington and then move into a bigger home as your needs grow. You’re likely gonna see appreciation on your home - can’t guarantee it - but the Burlington population is growing and as the demand for housing rises so will the prices of homes. And so altogether if the pros outweigh the cons then Burlington may very well be a good fit for you and your family too. The waterfront is alive with concerts, events and activities for everyone to enjoy and  keep the community active and happy. There are great family-friendly neighborhoods, a wide selection of recreational activities, shopping malls, and an altogether booming economy. You’re also close to and right in between Toronto and Niagara Falls just an hour away from both. So again if you’re looking for that well-balanced mix of urban fun and a safe, relaxing community, and you’ve decided that all the pros outweigh the cons, then give me a shout I’d love to help you call Burlington home.
