 Don't move to Mississauga unless you get the full picture of what it's actually like to live here. I hear people left and right say that Mrs. Saga is overrated, but do they actually know what they're talking about? I've lived here for over 25 years at 37 now, by the way. And so I know the truth about what it's like to live here and in this video I'm about to break it all down for you.

The good, the bad, and the ugly. Of living in Mississauga, Ontario, and I'm gonna get after it right now.

Hey everyone. My name is Roso Real Estate Agents here in Missis, Ontario, and if you're new here, then welcome. This is the place where you learn everything that you need to know about living, eating, working. Playing in Toronto, Canada, and the greater Toronto area. For the last seven years, I've been helping people just like you, and you, and you, and you move to the gta, and I love it.

And so if you are looking to move to Toronto, then gimme a shout. I would love to help you out. Today we're focusing on Mississauga, Ontario. Toronto's neighboring city to the west, located just about a short 30 kilometers from downtown and arguably the most popular suburb of Toronto with a population. To a million people and by far the largest suburb of Toronto.

And because of its city center, which is home to square one, the second largest mall in Canada, it has people moving here in drove to be part of this epic and booming economy. But before you jump on that bandwagon and call the area home yourself, there are things that you need to know and prepare yourself for.

And the first thing that is absolutely critical, Is that moving here is expensive.

The Toronto Star just ranked Mississauga as the second most expensive city to live in, in North America relative to income just behind New York. So if you wanna move here, expect to pay a hefty price tag for your home. For example, your typical condo here is gonna be about $621,000. Your. Townhouse will be about $834,000.

A semi detach will likely go for $1.058 million. And for a full out detached house just like this one here, you can expect to pay a whopping $1.63 million. On the bright side. There are plenty of beautiful neighborhoods here to choose from. Mississauga does sit on the shores of Lake Ontario, so if you are looking for Lakeside living, then court credit.

Is a vibrant urban village along the water that offers shopping, dining, and entertainment. If you wanna be part of the lights, camera, action, then Mississauga City Center is home, the square one. Ontario's largest mall.

The city's downtown core has an impressive skyline that can be seen from far and wide, and features the iconic Marilyn Monroe Con. Which have received international acclaim for its distinctive curves and design. These buildings are crazy, and if you're looking for prestigious high-end living, then the Manola and Lord Park areas features.

Stunning luxury estates like this massive 18,000 square foot mansion. That celebrity agent Ryan Sarhan actually recently featured on his channel, even though he's pronounced it, the Missis in Ontario. This city does showcase some of the finest real estate in Kansas. The second thing you need to know about moving to Missisauga is like commuting too, and within the city is rough.

Missisauga is the dire need of a subway station, and currently the most Western stop on a TTC subway line, the Kipling station in a topo, which is a good 10 kilometers from the Mrs. City Center, plus there's a lot of traffic. It's Square One Shopping mall at the city center, has 24 million visitors per year and is located in the cross section of two very major roads, Sierra, Ontario and the Highway 4 0 3.

So the area does get very congested and even outside of the city's center, traffic and transit is considered to be slow and unreliable. Three Google search results or my Way show two star wave best. However, provincial officials have recognized the need for improved transit systems, and so a 1.8 billion L R T system running on its own dedicated lane along Ontario is currently underway.

You've seen look forward to all 18 socks along the vehicle line to be completed in. And finally, the last reason why you shouldn't move to Mississauga is if you are a night album looking to party, the city is not for you. There's a very small amount of dance clubs and late night lounges and bars. Very few businesses here in the city catered to the nighttime crowd.

But don't get me wrong, there are spots like Hayes Lounge and anco, which offer live music and great food and do get busy on the weekends, but, All your late night options are quite limited. But speaking of food, the flip side to all of that is that there are tons of other activities to enjoy during the day.

If you enjoy eating out and Mississauga has one of the most ethnically diverse people in the country, your. Food options are a reflection of that. You can see in this one random corner plaza alone, I've got Indian, Jamaican, south Asian, Italian, Mediterranean, and Middle Eastern. It's amazing. Celebration Square hosts a number of festivals throughout the year.

Ends in the winter. The square turns into a lively skating.

Streets is quaint, and I personally think overlooked part of the city where there's a public square in the middle of beautiful historic buildings that hosts local events, live bands, and where vendors offer you free ice cream. Shout out to Murphy's, by the way, that sample was delicious.

And Korea Park is a beautiful Japanese garden where cherry blossoms and magnolia trees bloom in the spring.

Fun fact, it's actually named after our sister City Korea in Japan, and that city has a replica of. City Hall in what they call Mississauga Park.

We get love from people all over the world. And if you are from abroad and wanna take part in all of the action that Mississauga has to offer, then you can fly on over by a plane. Mississauga is home to the largest and busiest airport in Canada, Pearson International. At the end of the day, if you wanna call Mrs.

Aga home, it is so important that you. Expectations of right. There are negative aspects of the city that people tend to call it overrated. You don't wanna move here if you can't afford the high prices. You can't deal with the high commute times and you're looking for a lively 19. But if you value beautiful communities, a boy driving in rush hour and wanna be part of fun, family friendly activities throughout the year, that Mississauga may very well be a.

Buckle your seatbelt, you're in for a ride! Here is, everything you NEED to know about Mississauga Ontario.

 All right, so the best way for me to show you what Mississauga is all about is to give you a tour right here on Google Maps. So if you step into my computer here, you will see that Mississauga is actually Toronto's neighboring suburb to the west and comprises of this entire red highlighted area here, which you'll notice is.

A waterfront city. This is Lake Ontario here, so I'm gonna zoom in and show you exactly what Mississauga has to offer. And we're gonna start off right in the city center, which is the heart of Mississauga. And specifically we're gonna take a look at square one. So Square one is this entire section. City right over here, this entire yellow section here.

So Square one is actually Ontario's largest mall and the second largest mall in Canada. And so because it is so big and attractive, it's actually been bladed as a tourist attraction, whereas with a lot of other malls, for example, during holidays, they may be closed. Square one actually is allowed to open.

And so. Close to 400 stores within the mall itself, but even outside of the Square One shopping mall, you have a bunch of other shops and retailers and restaurants to choose from. So for example, Mississauga Celebration Square, right over here. So this is an outdoor public square where they host a number of events and festivals throughout the year.

So for example, they have a Chinese festival. Diwali is hosted here. They have art displays, even live music from local bands. And then right along this. Same grounds. There's also the Mississauga Civic Center and right in front of the center, they have a large arena. But, uh, the thing that's nice about that arena is that in the wintertime, it does turn into a skating rink.

So a lot of families take their kids there, and then in the warmer months it becomes a waiting pool for the kids. So a lot of kids come to the area to splash around in as well. And then, Across the street is the Art Gallery of Ontario here, which unfortunately is closed, but you can still get your art fixed on, if that makes sense.

Here at the Living Art Center, which is a performing art center that's open to the public, they host a number of arts events, but they even host private events as well. Then across the street, not too far from those places is actually Sheridan College here, so Sheridan. Has three campuses. They have one in Oakville, Branson, and then this is their newest one right here in the heart of Mississauga, which is their Hazel McAllen campus named after our longest running mayor.

In my opinion, Sheridan Mississauga is probably the nicest out of the three campuses, only because you are right next to square one, essentially. So coming in and out of school as a student, you have a lot of nearby amenities. Now moving across the street from Sheridan, they have a bunch of different restaurants that you can choose from.

Tamarins, this modern Indian Easter. I gotta tell you guys that they have the best. Vegetarian food in all of the gta, hands down. And my friend is actually the owner, if you ever go in, say hi to Ram for me, but their presentation of their dishes and the deliciousness of their dishes is on par to any other restaurant I've ever had.

And not only that, you get from the patio of. CI Rods the most epic views of the Maryland Monroe Condos. So the Maryland Monroe buildings are actually called the absolute condos right over here. So it's uh, sorry, this circle and this circle, those two . I wonder what people will think that image looks like, but those two condos there, They were dubbed after Marilyn Monroe because of their distinctive curves, just the design of them.

They're award-winning design and recognized from all over the city. But the Marilyn Monroe, those aren't the only condos. Obviously, Mississauga, all along the city center is just condo after condo after condo, which means that there are tons of people moving. City. And so what they've done along here, Ontario Street here, for example, running all through Mississauga and even starting in Brampton, they are building a new L R T system.

So this is an 18 billion light rail train project that is, Currently underway. They started it before the pandemic. It was supposed to be done a couple of years ago, but it's been pushed to 2024 as their expected completion date. But essentially, this new L r T system is gonna bring in even more residents.

To the area because everyone's gonna wanna live by an L R T and effectively that is going to cause a lot of new development in the area as well. If I make my way further up north along here, Ontario, to the intersection of here, Ontario and. Aton as well, which is right over here. And right around here you're gonna see a bunch of new developments on either side here and here, up here, Ontario.

So for example, on the west side, you can already see construction machines. They've already excavated the place and you'll see forklifts and other machinery there. They are gonna build a new high rise, develop. And then right across the street here in this corner, you're gonna see a crane there and another development project.

And so again, tons of developments along here, Ontario. When you drive down the street, you'll see pylons. And ongoing construction as it is. But I also wanna take you to the very south end of here, Ontario, all the way down to Lake Ontario, to the neighborhood of Port credits. So let me just zoom out to make things quicker.

And you can see that once I hit the neighborhood of Port Credit here, this is probably one of the most popular neighborhoods, if not the most popular neighborhood that people are moving to in terms of real estate in Mississauga because it is a very hot market here. So the L r T system that I was just referring to will cut through this neighborhood of port.

And so again, you are already seeing tons of development construction cranes and condo buildings being built, and our waterfront. You can see that you're adjacent to Lake Ontario, and essentially all the neighborhoods in and along the water are going to be your most exclusive and you're gonna have the most.

Expensive real estate. Port Credit specifically is what draws people who want to be part of the action. Essentially, along Lakeshore Port Credit, you have a whole bunch of different shops and restaurants, and because you are along the water, You get easy access to beautiful views of Lake Ontario. You've got a marina there as well, and just a lovely place to spend a day or an evening out with friends or family.

On the note of real estate in terms of your surrounding neighborhoods, by Zoom out, you'll see that poor credit is actually right next to the neighborhoods of Minola. And Lauren Park. And so there's poor credit here, and this entire neighborhood has the most expensive real estate in Mississauga, where the average price of a home in poor credit, for example, is $2.4 million.

The average price of a home in Minola is $2.1 million. And the average price of a home in Lauren Park, a detached home, I should say specifically, is $2.7 million. And so it is not cheap to live here. These are actually the only three neighborhoods in Mississauga where the average price of a detached house is over the $2 million mark.

Everywhere else in Mississauga, your average price. Crunch is going to be under the $2 million mark. But if you do value beautiful homes along the water where there is a really strong sense of pride of ownership, then you definitely wanna focus on these neighborhoods here. All right. Next one I wanna show you as we make our way passport credit along Mississauga Road here, which is an oddly shaped street, but let's make our way a little further north along Mississauga Road.

But, uh, the Neighborhood of Streets Bill here. So this is a very overlooked and undervalued part of Mississauga would say, where I feel like only what really locals know about what Streets Bill has to offer this little village within the city. That offers a whole strip, I would say, about a one to two kilometer stretch of beautiful like character century homes that have actually been home to a lot of mom and pop type shops where they are really trendy and modern.

And you also have a Village Square that hosts a lot of community events throughout the year. Even a weekly farmer's market in the warmer months. And that's the thing, like the word community is really key when it comes to streets built because you really do get a community vibe here because the village doesn't look like anywhere else in Mississauga.

It's really quain and charming, and all of the different shops along the Main Street are very unique. A great place to visit for the afternoon. Get some shopping done, get your hair cut. Go for a bite to eat, and then just right next to streets, actually at the very western tip of Mississauga, just bordering the town of Milton right over.

Here, basically this general vicinity here is Meadowvale. So Meadowvale is probably, if not the most popular neighborhood that people are moving to. Here's the thing, back in the day, Meadowvale, there wasn't much going on in this part of town. It was surrounded mostly by green space, a lot of land for farmers, and there wasn't much to.

But fast forward 20, 30 years, and you've got a lot of the original owners who are cashing in on their properties and moving out, and then a lot of younger families who are moving in everywhere from Highrise. Condo apartments to low-rise units, to semis, to townhouses, to detach houses, but basically you do have a lot of multi-family dwellings, and so it is the most densely populated neighborhood in all of Mississauga.

What's equally nice about that is because it is an older community, is that not only do you have a ton of different housing styles to choose from, but they range at a bunch of different budgets. But altogether it is a more affordable part of the city. So I'll give you an example. There's this listing for sale right now that is only up for $999,000.

So we are under the million dollar mark for detached home and. See that it is pretty much renovated. Top to bottom, you've got new kitchen, new bathrooms, new flooring. It's even open concepts. You have the finished basement. And being under the million dollar mark for a detached home in Mississauga is pretty unheard of because the average price of a detached house in all of Mississauga is 1.6 million.

So this is a reason why tons of families are moving to this part of the city is. It's relative affordability, but because there are a lot of families who are choosing to move in and renovate their property, that's increasing the values of the homes and the overall neighborhood even more. So again, this whole neighborhood of meadowville is catered towards.

Families. If you did wanna focus on this neighborhood a little bit more and get to know the neighborhood demographics more of the amenities nearby, and real estate prices in general, then make sure to check out this video because I go through the top five neighborhoods in Mississauga and all of those criteria.

Just so that you get a full picture of what each of those neighborhoods look like and to see and gauge whether you would wanna move there yourself. Next I'm gonna take you to the neighborhood, so I'm gonna make my wave. Further up, let's go east along the 4 0 1 here. Let me show you this whole section that's in yellow, which is Heartland. So guys, I know you can't tell how big Heartland is on my screen. And what Heartland actually is this, this huge, massive outdoor shopping complex.

And when I say massive, it is over 2 million square feet of shopping and. Space. So it is actually one of the largest malls in Canada. Make sure you bring a car, because if I zoom in, for example, if I'm here at the intersection of Mavis and Britannia, these are two very, very major roads, but you are crossing big parking lots in each of the complexes that these stores sit in.

So that's Heartland for you in a nutshell. Let's move further along East on the 4 0 1. All the way here to Dixie Road. So this intersection, let me just zoom in because actually before I do, I do wanna make note of the airport right over here. So Pearson International, this is Canada's largest and busiest airport, which is located right in Mississauga.

You wouldn't think, you would think that the Toronto International Airport was actually located in the city of Toronto, but it's not. It's in the suburb of Mississauga and so, right. It's closest intersection or exit off the highway for a one. And here at Dixie that I pointed off before, this is where you're gonna see a lot of hotels.

So if you're in the area, you need to stop by the airport for a day or two. Spend the night overnight. Then you have. Plenty of accommodations to choose from. Everything from, you can see here, there's the Double Tree Sands Man, the Holiday Inn, so your big chain hotels that are easily recognizable to the one-offs that are equally nice.

You have options to choose from after your night day. If you wanted to grab a bite to eat, then you can do so just down the street. All along Dixie Road, which again is this street right here, it's purely commercial, where you're gonna see restaurant after store, after store. So when I zoom in, for example, you can see here I've got plenty of dining options to choose from.

There's Chipotle Crown, put Pastries, Carla Curry House. Zak Mississauga. However, that's not to say that there aren't reside. Spots that you might want to take note of as well, because as I move further down Dixie Road here. So over here, closer to Dixie and Vernon Thorpe, you can see a local, uh, residential mall.

It is smaller, but you do have a winners. This is called Rockwood Mall, by the way. You have access within this neighborhood. There's the Vernon Thorpe Library. There's a Chucky cheese, so we are catered towards family again here. This entire neighborhood that you can see on the map in front of you is all pretty much residential.

Now I am going to move a little bit further down to the intersection of. And Dixie, because this whole area here has a lot going on too, and it's a good mix actually, of residential and commercial. So if you wanna be part of the action altogether, not be in the city center, then this is another great alternative for you.

The area is characterized by low income housing. I. Point off. This is usually a starting point for a lot of newcomers to Canada because you have a lot of low income housing, so even apartments, rental units and the like co-op units, but there is a lot to do here as well. So at every corner of this intersection, you have a very busy shopping plaza, but all of these plazas, they are characterized by.

So you have, for example, a budget grocery store. You have thrift shops, discount stores, even two money marts. Now the funny thing is that at this intersection here at the southeast corner, it's funny, they actually have this store here, mobile, yet it's a furniture store, and I love this place. Whenever I'm in the area, I just love going into the store just to check everything out.

But it's the kind of store where you would get a mirror for $2,000. So it's. Like it just seems like it's not, in terms of its location, it's not the best fit for the area and that's probably the reason why the last time I was in there, I felt like I was the only person in the store, but a nice place to check out.

Nonetheless, a lot of beautiful high-end furniture there. Very modern and trendy, but I'm actually now gonna make my way down Don Da Street here. If you come with me just a little bit further down west, just east of Cathro, again, along DDAs, I have the Mississauga Chinese Center. So this is actually Chinatown.

I've actually never heard anyone refer to it as the Mississauga Chinese Center. So if you wanna call a Chinatown, then by home means this is where you're gonna find a lot of. Authentic and delicious, Chinese and other Southeast Asian restaurants and dining and shops and retail and all that such. And so it's, it's really nice.

The only thing that I would say about Chinatown here is that parking does get a little bit crazy. It is one of those plazas where people are moving in and out really quickly. But uh, you know, if you just wait around a couple minutes and you're. Find someone who's leaving and then you can go ahead and take their spot.

Oh, and then you know what, I probably should have mentioned that if I do go east along Dunas cuz what I wanna do, I'm actually gonna type in Mrs. Saga furniture stores and you'll see why it's actually crazy. I'm going to add type in specifically DDAs Furniture stores because DDAs Road, I truly feel like it should be nicknamed or renamed Furniture Street because it is unbelievable the amount of, you know what, we change this to Mrs.

Saga. Furniture stores look that because I really wanna give you a full scope of just how many furniture stores there are here along, you know, close to Dixie and Dundas. It's actually unbelievable. So this is the area that I'm talking about. Here where it's just, let me just zoom in right over here, for example.

So it is just furniture store after furniture store after furniture store. Like if you can see, I've got smart furniture and decor, H C D furniture, urban Manor, which is a furniture store and style furniture gallery. The list goes on and on and. On. And so I really don't know why they've housed all of these furniture stores all together.

But it's great for you because if you are ever in the move to go shopping for furniture, then you can do so easily because all of these furniture stores are right here, a long Dun das all like pretty much next to each other. And so that is Missis saga for you in a nutshell. It is the furniture slash square.

Flash, you know, just lively. Part of the greater Toronto area. It is the most populous suburb of Toronto sitting at, uh, just over 750,000 residents. So three quarters of a million people. It's. Got people moving here, left and right. So if you are considering moving here yourself, and definitely gimme a shout, I would love to help you out.

It's a great little city tends to do here in terms of attractions and amenities right along Lake Ontario and close enough to Toronto to catch a bit of the big city life.

But still, with all that said, Burlington is not for everyone. I've lived in the area almost my whole life, and I can definitely tell you that there are definit. Few good reasons why you would not wanna move here, and so that's what this video is all about. So stick around and learn the top reasons why you should not move to Burlington, Ontario and look it after it right now.

Hey everyone. If this is your first time to the channel and you wanna know everything that there is to know about living, working, eating, sleeping, playing in Toronto, Ontario, and the surrounding cities across the greater Toronto area, like right here in Burlington, Ontario. My name is Rochelle. I'm a local real estate agent here, helping people here just like you and you, and you, and you, and you make the move to the greater Toronto area, and I'd love to do the same for you. But today we're gonna talk about why Burlington Ontario, which is a suburb just about 60 kilometers west of Toronto, may not be the best fit for you and why you may not wanna move here.

And I'm gonna kick it off. Biggest issue that people are facing when trying to move to the city is that house prices are expensive, very expensive. For example, a one bedroom condo like this is gonna run you about $623,000. A two bedroom town will cost about $928,000. A three bedroom semi will likely go for $1.136 million and a four bed detached just like this one here, will easily run you a cool $2.165 million.

So it is not cheap to live here and if your dream home is a nice. Modern single family house with four bedrooms under a million dollars, then you definitely don't wanna move to Burlington because that home does not exist here. It hasn't in the last six months. Another big reason you don't wanna move here is if you don't like sitting in traffic.

I know obviously no one likes sitting in traffic, but the thing is, is that Burlington is a city that was designed for drivers back in the early sixties, but that was when it was still a small town with limited infrastructure. And so as a population grew and grew and continue to do so to this day, you're naturally gonna see a lot of traffic.

For example, if you take a look at this Google Map screenshot, it shows that to get from the Bur Oak Waterfront Park, which is at the easternmost tip of Burlington to the Royal Botanical Gardens, which is at the westernmost tip, it's only a 20 kilometer distance, but easily a good 45 minute drive, and that's on the highway.

Another thing to keep in mind is that once the highway does fill up, which is typical around rush hour, then you'll see all of the interior streets back up too. This is especially true if you're coming from the East end, and so if you work in San Mississauga, Oakville, and heading west to get back home to Burlington, then you may wanna reconsider moving to Burlington because that commute is gonna be twice as long if you are thinking of taking public transit to get around.

You'll be disappointed in that too. , there are only three go transit stations in Burlington, and they're always crowded. If you're thinking of biking, then the city does promote its 200 kilometers of bicycle lanes, utility paths, and the like. But if you actually ask any cyclist who rides the city to get around, They'll likely tell you that the lanes aren't as safe as they could be.

At the end of the day, Burlington is a very car dependent city. If you rely on other modes of transportation, then Burlington may not be the best fit for you. They are trying to improve the city infrastructure, but that's another thing is that. If you're looking for peace and quiet, you may want to look elsewhere than Burlington.

Construction is abundant in Burlington, as it is still a very desirable area to move to for many people. And so the city is always trying to build more homes to keep up with the demand for housing. But that said, particularly in the downtown core, you're gonna get a lot of noise and dust and detours you'll have to take, you know, to get around.

And so again, Uh, you know, peace and quiet is your thing, then Burlington may not be for you. So there are definitely a good number of drawbacks about living in Burlington that you wanna be cautious of. Burlington isn't for everybody, especially if you're looking for more affordable housing relative to other cities in the greater Toronto area.

Burlington is considered to be one of the more. Expensive cities to live, but there are still some pros to living here that I wanna share with you just to help you understand the area a little bit better and give you a full picture of what it's actually like to live here. For starters, McClain's Magazine means Burlington, the best community in Canada in 2019.

Burlington does. Bring many perks to the table. Pro number one, it's a waterfront city. Burlington, Ontario sits on the shores of Lake Ontario, and so you're naturally gonna have lots of fun activities and amenities to enjoy along the water. Every year, for example, they kick off the summer season with a Sound of Music Festival, which is a multi-day event that features midway games, dance competitions, eating contests, market stalls, and a parade.

The Burlington Rib Fest, that's another popular festival that takes place annually with food, trucks, music, and of course good ribs. But my personal favorite attraction along the waterfront is the boardwalk, which stretches two kilometers along Lake Ontario. On any given day, you'll find people walking, smiling.

Just enjoying the views of the lake and the scenery and the fresh air, and because from any given spot on the boardwalk, you're just a short distance from other attractions like Spencer Smith Park, which has this massive playground that's new, clean and has all of these structures that you don't usually see at your regular neighborhood park, like a zip line.

I always see a long line up for that, and even a couple times I've caught parents trying to check it out too because. Look really fun. But next to the playground is a splash pad. And then all throughout you've got all of these umbrella stands offering shade and benches, you know, green spaces to sit down for a picnic.

You'll see a lot of families bringing large coolers, steps with food and snacks and just. Claim either spot in front of all of the action, and then across the street you've got Lakeshore Road, which is lined back to back with a restaurant and restaurant after restaurant and ice cream stores, and it's just a really nice vibe along the waterfront and truly Burlington's biggest selling feature.

Then just as Stones throw away from the waterfront is your downtown area, which in my opinion is the nicest downtown area in all of Halton region. Milton Oakville, Halton Hills, they all have their own. Central area, but I find Burlington to be much more alive and vibrant. There are blocks and blocks of shopping restaurants, local businesses, and this is also where the city hosts art exhibits, live concerts, and the Burlington Jazz Festival.

There's lots to do downtown. It's got a great energy to it. Next time you're in town, I do recommend Kelly's Bake Shop. They were, uh, trip advisors, Sier Travels, choice Eatery in 2021. They've got delicious, healthy vegetarian and bake and vegan friendly, um, cupcakes. I personally recommend to be matcha shortbread cookie.

It has melted with chocolate. It just melts in your mouth and if you are into the outdoors, that's another probe. Being here is. Tons of outdoor recreational activities to take part in the Niagara Es garment, which is this massive bedrock formation that starts in the States and then crosses through Canada and actually makes its way through Burlington.

People go rock climbing on it or uh, even just a leisurely hike because it has a bunch of well-preserved trails. The Royal Botanical Gardens on the west end of the city has the largest lilac collection in the world. Can, uh, kids can run around the gardens while you take in the beautiful sights and smells of all the different flowers.

There are actually only two naturally occurring magnetic hills in the world, and one of them happens to be right here in Burlington on King Road, just north of Baby Park. That's a kind of hill, by the way, where. Park your car at the bottom of the hill on neutral. The car will just be pulled up on the hill on its own.

There's an urban legend that, that, that happens because of some paranormal freak, you know, like ghost-like activity. But really it's just an obstacle illusion where it looks like the hill is sloping upward, but you're actually sloping downwards. So no real history or no real mystery behind that. A really cool place to check out.

Nonetheless, at the end of the day, Burlington is a top choice for many families, singles and couples alike. Yes, housing is expensive, but you can always just start off with a smaller home. Just get your foot in the door in Burlington and then move into a bigger home as your needs grow. You're likely gonna see appreciation on your home.

I can't guarantee it, but the Burlington population is growing and as a demand for housing grows and so will the prices of homes and so altogether, if the pros outweigh the cons, then Burlington may very well be a good fit for you and your family too. The waterfront is alive with concerts and events and activities for everyone to enjoy and keep the community active and happy.

There are great family friendly neighborhoods, a wide selection of recreational activities, shopping malls, and altogether a booming economy. You're also close to and right in between Niagara and uh, Toronto. Um, just an hour from both and so. Again, if you're looking for that well-balanced mix of urban, fun and uh, safe, relaxed community, and you've decided that all of the pros outweigh the cons, then gimme a shout.

What's the richest, what's the most family friendly? Mississauga has plenty of neighborhoods to choose from men. In this video, I break down the best five neighborhoods in Mississauga that people are moving to, and I'm gonna get into them right now.

Here is 1.6 million with three quarters of a million residents. Everyone is moving to this lively and beautiful growing city because sitting at just 30 kilometers west of downtown Toronto in Holta Square one, the second largest mall in Canada, it is the perfect place for families, singles, and couples across the board to call home.

I've lived here for over 20 years myself and so. Special video for me to create for you, and I'm happy to present to you the first thought on our top five list of the best neighborhoods in Mississauga, Ontario to move to, which is Port Credit. Aside from the Mississauga City Center, which is home to square one, this area is easily the most recognizable neighborhood in Missis.

Saga because it's considered to be among the most vibrant waterfront communities in Ontario. Poached to over 400 retail shops and services and tons of recreational amenities now because there is plenty to do here. There are tons of people who have been moving here and thus tons of real estate development.

There is no shortage of new construction. And development plans and the new Mississauga l r t will cut right through this neighborhood, which will attract new residents and new housing even more. If you're thinking of moving to this part of town and you can expect homes import credit to range. From a bunch of different styles.

So from charming cottage like detached houses to contemporary condos with beautiful views of the harbor. The average price of a detached house in this neighborhood is 2.4 million, but can go all the way up to 10 million. Right now, the highest price listing currently on the market in this neighborhood is this show-stopping piece of luxury real estate currently for sale.

For 9.98 million, it has four plus one bedrooms, six bathrooms, and offers over 6,500 square feet. A professionally designed interior space with 11 foot. Floor to ceiling, windows, custom wood beings, a chef's kitchen, nanny suite, home gym, cedar seam room, and all the finishings and details that you would expect from a home at this price point, but outside is where it really takes your breath away with incredible views of Lake Ontario.

And a 50 foot frontage is the perfect spot for entertaining with an infinity pool, hot tub, as well as. A ramp next to your boathouse. Poor credit includes pockets of heritage homes, just like that one with that to door style exterior. And there are also a lot of charming brick clad bungalows that are popular with first time home buyers.

And many of those are actually being purchased by builders who are replacing them with custom infills. And so this neighborhood is ideal for families, food value, new urbanism characteristics. You've got high walkability scores and connectivity along the main street core, mixed with ongoing developments and public green space.

You're also still very close to downtown Toronto because you're right off the Kiwi W, and also very accessible by bus or train via the port critical session. Aaron Mills is number two on the list and well known for being. Family friendly neighborhood with good looking homes that have plenty of curve appeal.

Your main landmark here is the Erin Mills Town Center, which is where I'm at right now. It is the second largest mall in Mississauga, just after square one. So a lot of families do choose to move here because you've got a variety of amenities also, including the Erin Meadows Community Center, which.

Swimming, a library, sports leagues and fitness programs, and you're also next to the 4 0 3, making it easy for people who need to commute to work. But hop in my car and let me show you the neighborhood a little bit more. You can find virtually every type of home here in Erin Mills from Older Ranch style bungalows to custom new homes and pockets around the Credit River to large subdivisions of town.

Even semis and detached houses and basically everything in between and, but because we are sitting along the Credit River Valley, it does have a hillier topography with winding streets lined with mature tall trees. It's really nice here. The average price of a house here in Air Mills is 1.6 million and sitting right at that exact price point is this.

With four plus one bedrooms, five baths, and this massive driveway where you can see, you can park four cars plus two in the double garage. This home, just like the neighborhood is catered to families. Now downstairs you do have a finished basement, which does have its own separate entrance, which would be perfect for teenagers in the family who want their own space, but still be close to home and a large Eden kitchen, which is nice for get togethers with your extended family.

But come with me. Excited to show you the next spot on our top five list, which is one of the most affluent communities west of Toronto, and the most expensive in Mississauga. Lauren Park. Lauren Park is the wealthiest neighborhood in Mississauga. Sitting along the shores of Lake Ontario, it's home to Lauren Park Estates, which offer enchanting and upscale homes on premium lots Catered to Summit Mississauga most exclusive resident living here does come with a Hef price tag, as he would imagine with a average price of the cash house in this neighborhood being 2.6 million for properties directly along the waterfront, you can expect to pay closer to the 10 million.

Mark, but if you simply want to enjoy lake views, then you can do so for a relatively modest $5 million with a home just like this one, which is currently on the market for $4.999 million. And so this is a custom build with direct views of Lake Ontario. Just step to the beachfront as well as. Favorite attraction in this neighborhood, which is the Jack Darling conservation area that is a busy waterfront park that has a beach picnic areas, a kid playground, and a flash pad.

So we are in a quiet, family oriented neighborhood surrounded by prime, waterfront, ravine, and parkland. You do need a car to get around, but you are very close to the Q E W, which can take. In and out of the city, no problem. Now, many of the homes around you will notice they are custom built just like this one, or they are infills because remember, we are in an older community where many of those older homes have been torn down and replaced with these newer modern homes.

And so that makes for a more grand and visually appealing look to the neighborhood because it is not cookie cutter in uniform. You know, you will see that in your subdivisions these days. But here you've got a charming blend of old and new, but every home is para proudly displayed. On its own oversized lot, and each house looks different from the next to the next to the next making for a lovely walk along the streets.

Just a taken the unique architectural design that each home offers. Statesville, a k, a, the village in the city. It's a charming and sweet part of the city with a strong sense of community. Yet sadly, it's an often overlooked part of Mississauga that only locals seem to be familiar with. But I'm. Spread the word of this fun and vibrant stretch of Main Street that mixes old with a new in terms of architecture and vibe.

This neighborhood is characterized by hundred year old heritage homes that do have character and charm, but are occupied by these modern mom and pop type chalk. And so this is a great part of Mississauga to spend time. Getting your haircut or even just hanging out in the village square to catch maybe the farmer's market or just getting a bite to eat, or even being part of the many events that they host throughout the year, like the Bread and Honey festival that they host in the summer or to Santa Claus Parade that they host during, during Christmas.

In terms of housing here in streets, this is where you're gonna find the. Collection of historical homes here in Mississauga, but there is always development in the area, mind you. And so along the arterial roads, off Main Street, for example, that's where you're gonna find everything from condos to two-story gems.

All really well maintained with a very strong sense of ownership. The average price of a detached house here in streets fill is 1.6 million, and I'm actually here in front of a home that's currently listed at that average price point. Let me just, uh, walk up to it. Right now. It has four plus one beds over 2,500 square feet.

This is it right here. But what I love most about it is that the backyard guys is on fire. It has an in-ground pool. Two is here, patio professionally, landscape garden, with this really cool waterfall and beautiful accent lighting. It's just the perfect spot to kick backs and relax after long day of shopping in the village.

But you can see that even in the outskirts of the village, you do have a great selection of homes to choose from. But now the top of my car, because I want to take you to our number four spot on our top five list, which is the neighborhood of Erindale. Erindale is a nature lover's dream. It's known for its picturesque green space and home to Erindale Park, which is a 200 acre park.

Fishing picnic areas, barbecues, trails, and even Tobogganing Hills to take the kids in the winter. The Erindale Ghost Station is in the heart of the neighborhood. It runs on the Milton line direct to Union Station downtown, which makes for an easy commute to Toronto for work or play, and Erindale is. So home to one of the finest post-secondary institutions in Canada, the University of Toronto, with its Mississauga campus sitting right here in the heart of Erindale.

The university is known for excellence in academic programming and producing some of the country's most outstanding graduates. Like, I don't know. Me. I am a proud alumni of this school, and so I can tell you that being a student here for four years, this neighborhood is beautiful. We have luxury homes in old Airdale surrounding the credit woodlands and golf course.

Lush trees, multimillion dollar heritage estates and custom infill housing are the norm here where the lack of sidewalk. And the ravine setting make this area feel more like a rural countryside. But then you also have a variety of more affordable homes just north of Dundas on the Credit River enclave, where you can get a very large family sized condo or townhouse that may need a bit of a facelift, but at a more budget conscious cost, as with many of.

Southern Mississauga Neighborhoods. Erindale does have a wide variety of styles of homes to choose from. A lot of investors are actually capitalizing on the closest to the university and the need for student housing living in a two-story house within converting their basement into a student rental suite.

Now, although generally you. Find a more generally mature demographic here, so seniors who have been living here for a long time, or families with older children who are living in your classic 1960s bungalow, just like that one there. So . That one is actually currently on the market for 1.6 million, which is the average price of the house in this neighborhood, 1.6 million.

And so it is a typical kind of home that you can get here. You'll. That your neighbors here all have homes that look pretty similar to that one, but what is very unique about that house particularly is that it has a massive pie shaped ravine lot. Now, you may not be able to tell on video, but I've got a great 58 foot frontage here.

And it actually widens out even more in the back to 79 feet plus an extra deep yard that extends 150 feet long. So it's a very beautiful, peaceful setup where you have nowhere neighbors as well. So you are getting tons of privacy and you get to capitalize on the natural forest and ravine.  Where to live. If you are moving to Scarborough on Ontario, r o, I'm about to shed some light on this for you right now. Scarborough is downtown Toronto's eastern neighbor and over 630,000 people call this place home. Now, while Scarborough is a suburb and entity all on its own, it really does have many different pockets and neighborhoods, each offering very distinct feels, features and lifestyles.

What I'm about to do today is take you through the top five neighborhoods in Scar. If you are thinking about moving here, you're gonna wanna stick around for this video. Let's get after it right now.

Scarborough Ontario Scarborough is the eastern neighbor to the city of Toronto, and it's located about 25 kilometers from the downtown Toronto.

Core. Scarborough is known for its diversity, really great amenities affordability, awesome cuisine options, and its beautiful green spaces like right here at the Guilds Park, and it's also home to the outdoor Paradise Oasis, the Scarborough Bluff. It's definitely a beautiful place, and if you're moving to Scarborough, what you may have already noticed is that it is a fairly large place.

It's over 180 square kilometers in total, meaning there are a ton of different pockets. So if you're thinking about moving into the area, you might be wondering where exactly you're gonna wind up. If that's you, you're definitely gonna wanna stick around for the full video because I'm gonna be taking you through the top five neighborhoods in Scarborough so that if you are coming into the area, you know exactly what you expect when you get here.

I'm about to hit up my first stop now, so stick around. Come with me. Let's get after it. Guild Wood is one of the most coveted sought after neighborhoods in Scarborough, and it's so easy to see why. Once you enter into Guild Wood through the gates and pillars at the front entrance, what you see is just a gorgeous array of homes, lots of winding streets.

Beautiful towering trees, and each home here really does have character. The majority of the homes that you'll see here in Guild Wood are single family detached homes, lots of bungalows and split levels. And the majority of these homes were built in the 1950s and sixties, but they've been very well taken care of, and many of them have actually been renovated.

So you get that mix of, you know, that old charm with some newer homes that have been modernized, which is really, really, Now I'm just taking a walk down the street here, Guild Wood Parkway. So on this street, again, lots of beautiful homes. Just down behind me is the Guild, wood Park and Gardens, and we'll take a look there later.

But just to give you an idea of some of the homes that you can find here in Guild Wood, this home right behind me. Is currently on the market for 2.588 million. It is a bungalow, three plus one bedroom, three bath, absolutely stunning. An entertainer's dream has a huge backyard deck with a covered bar area and it actually backs on directly to Lake Ontario, which is stunning.

In the inside. A lot of you know the, the rooms have been renovated, the kitchen has been upgraded. It has a beautiful waterfall island, lots of storage, so really just an entertainer's dream. So beauty doesn't come cheap though. 2.588 million. So these are the kinds of homes that you can get here in Gild Wood.

It's very easy to see why it is such a sought after beautiful area of Scarborough. Let's talk about green spaces in Guild Wood, because there's absolutely no shortage of that. The history of the Guild Wood neighborhood in Scarborough actually revolves around a place called the Guild Inn. Today. The purpose of the Guild Inn is a little bit different now, sits on the Guild Park, which is over a hundred acres of, you know, parks and gardens overlooking the lake.

And a lot of people will, you know, host weddings at the Guild in, it's often used as, as an event venue these days. But as you can see, it sits. A beautifully manicured park. There are still some of the original sculptures from, you know, the past that are still here. So a lot of the residents of the Guild Wood neighborhood, will come to the guilds park and gardens, just walk around, take in the sculptures, take in the scenery, bring the kids, go for a walk on some of the trails.

It's a beautiful park and definitely. To the grandeur of this neighborhood. Getting around in Guild Wood is no problem at all. Right behind me here is the Guild Wood Go Station. The train has actually just stopped there right now, and that Go Train station actually leads directly to Union Station, which is right in downtown Toronto.

So for people in the Guild Wood area who need to get into the city maybe for work or for whatever other reason, it's accessible. There are. Few bus routes in the area that lead to the larger subway system. So again, if you're traveling within Scarborough or at side of Scarborough, there are some options for people who are using public transportation.

Now, if you are a motorist, Kingston Road is the east and west road that travels right through Dalwood. And actually leads to some of the other major highways in the area you're driving by car. You could get into the city in about 30 minutes or so, which makes Guild Wood pretty accessible for getting around.

Right now I'm in front of the Guild Wood Village Shopping Center, which is a plaza that's actually a staple in this community. Many residents will come here to get, you know, their daily items completed, checked off. There's actually a lot of great things in this plaza here. There's a public library, there's an independent grocery store.

You have a travel company. You're Tim Horton's for your coffee. Lots of little places here, and it's really great to have a plaza right in your neighborhood just for those little day-to-day items that you want to get completed. You don't have to travel really outside of your neighborhood to get things done because you have all of.

Right behind me to check off all those items. Now, there is a major mall in Scarborough as well called the Scarborough Town Center. It's about five to six kilometers, about a 15 minute drive from Guild Wood. So you know, outside of this beautiful plaza, you're still pretty proximal, not too far of a drive from that Scarborough Town Center.

If you really wanted to get some of those big ticket items checked off your list, but obviously very great to have a local plaza right in your. This Gil Wood Village Plaza is also located right next to a couple churches just across the street. Um, and about a hundred meters down the road here on Gil Wood Parkway is Cerro Laier, which is a secondary school, a public school, and just up the road is a junior school as well.

So the Plaza is pretty well located in terms of being close by schools. Um, and other amenities as well. So, you know, with, with all these great amenities, the schools location, beautiful homes and proximity to the lake, it's so easy to see why Guild Wood is one of the most sought after areas in Scarborough.

Now, we can't talk about top neighborhoods in Scarborough without mentioning Birchcliff Cliffside. Birchcliff Cliffside is the Mo Southwest part of Scarborough, and it's actually located closest to the city of Toronto, specifically the beaches area in Toronto. And the reason why Birchcliff Cliffside is such a coveted area, why the homes here are so expensive is because of, you know, the homes themselves.

There's lots of idyllic homes here, beautiful Cape Cod, Edwardian style, big lot sizes. And of course the proximity to Lake Ontario and the Scarborough. I'm walking down the street now and it's so nice to see that every home has its own style. Every home looks a little bit different, so you have that, those homes with the, you know, older, charming feel as well as a bunch of homes that have been recently renovated.

So that mix makes us area just feel so nice. This street that I'm on right now is gorgeous and there's actually a couple homes on the street that are currently on the market. Let's go check out one now. So right here behind. Is a home that is currently on the market. In Birchcliff Cliffside of Scarborough, and it is listed for 1.979 million.

It is a three bed plus one, and it has five bathrooms in it. All the bathrooms have been beautifully updated. There's huge windows, lots of light, open riser, oak staircase, and a premium quartz countertop. So like I mentioned, there are lots of. You know, older, charming style homes here in Birchcliff Cliffside, but also a lot of new renovations coming in just like this one.

One thing I've noticed while driving around in Birchcliff Cliffside is the number of basketball nets that I've seen on the streets or on people's driveways. This is a very family friendly neighborhood, so if you're thinking about moving to the area with younger children, this could be the place for you.

There are also a bunch of elementary schools in the area as well as secondary schools. One of those secondary schools is called Birchmount Park Collegiate Institute, and I know that they have a fantastic sports program there. In terms of activities, there are a ton of parks and green spaces, and Birchcliff Cliffside, as well as the Birchmount Community Center, which has not only programming for.

Youth, but adults as well. So if you're someone who is thinking about moving to Scarborough and you're bringing your family with you, this could be the neighborhood for you. The Toronto Hunt Club is one of the most notable features of the Birchcliff Cliffside area. It is located just south of Kingston Road and has a beautifully manicured golf course for its members, as well as a clubhouse with various dining options.

The property is absolutely beautiful. It's located just south of. And road. In the past though, the Toronto Hunt Club actually had some land that was located north of Kingston Road, which is since or since was sold off. So now there's homes in that area that overlook the grounds at the Toronto Hunt Club, which is pretty prestigious.

But once again, grounds here are absolutely stunning in terms of. Other green spaces or amenities and activities. Obviously we have the Scarborough Bluff that's located as part of Birch Cliff Cliffside, just right where Lake Ontario is. And over there there's a marina. There's a beach and various trails for you to enjoy.

So lots of fun activity options here in Birch Cliff Cliff. Side, I'm walking along Kingston Road, which is traveling east and west through Birchfield Cliffside right now. And there's some homes, some new condo developments, but there's also some, uh, you know, little shops and convenience stores here. You can pick up plants.

Any little items, though, there is nos. Like major mall right in Birchcliff Cliffside. You do have your little shops and stops along the way, which is really helpful for just, you know, getting those little errands done throughout the day. Right behind me here is the Birch Cliff, which is a cute little cafe and food stop here.

You can get some ice cream if you want a little bite to eat. Super cute Has twinkle lights at night. Acute feature here in Birch Cliff Cliffside. Our next top neighborhood in Scarborough is Malverne. Melbourne is located in the northeast part of Scarborough and relative to some of the other neighborhoods that we've looked at in this video as well as the other neighborhoods in Scarborough that do exist, there are many of them.

Uh, Malvin is relatively affordable and because of that, it has attracted a lot of newcomers or. First time home buyers. Malvern is a place that has a lot to offer in terms of recreation and extracurriculars specifically for youth. There's the Melbourne Recreational Center here, which has indoor and outdoor facilities, as well as the Malvern Public Library, and then east of Malvern on the border, you'll find the Toronto Zoo.

So there are opportunities for, you know, youth extracurriculars and things to do here. Now, in terms of some of the homes that you will find in Malvern, there really is a wide variety. Very big mix. There are some single family detached homes, semis, townhouse. Low and high-rise apartments, and within Malvern itself, there are also some subsidized housing communities too.

So you really do get that mix in terms of types of residences as well as the people that are in Malvern. Let's take a look now at a house that is currently on the market here. This home right behind me is currently on the market listed at $990,000. It is a single family detached. Two stories, two levels, and it is a three plus two bed plus five bath home.

It has a lot of white finishes offering, you know, a lot of light that airiness about the place, and it has two separate apartments in the basement with separate entrances, which could be great for additional rental income. Could be really great investment opportu. Malvern is one of the most culturally diverse areas here in Scarborough, and that cultural diversity is definitely evident in the storefronts and the different types of cuisine.

A lot of the residents here are of Caribbean descent from Jamaica, Trinidad, guy. And this place right here, Nike's Eatery offers some of that Caribbean cuisine and grocery items. I've heard they have great jerk chicken and pat's. I'm about to go get one myself. Malvern Town Center is where you can get your shopping done if you do live here in Malvern.

It has a Planet Fitness, gym, banking, shopping, grocery options, and even. Canada. So if you live in the area, this is where you'd likely come to get all your little errands and shopping done. Now, in addition to Malvern Town Center, there are lots of parks and green spaces in the Malvern area, like Malvern Park and Nielsen Park among a few.

And in terms of schools, there are definitely some secondary and elementary schools in the area. So if you are moving in with your family, Kids that might be attending school, no issue there. There's definitely options for you in terms of schools and education Time to jump up to the north side, everybody.

Right now I am in our next Top five neighborhood, which is aging court, and Aging court is located in the northwest part of Scarborough. You can have find a wide array of homes here. It's very diverse here. Asian Court actually has the highest Asian population in the area and that is incredibly visible through the different signage.

Storefronts and in plazas. This is also a wonderful school district. Lots of green spaces and a couple shopping centers actually within aging court, which is really cool. I'm just walking down the street now and there are a ton of different single family detached homes. Some are two story. There are a lot of bungalows, split level homes, and as you can tell from, you know, even just looking at the outside of some of these homes, Some of them have been renovated and just up kept really, really well.

I'm actually approaching a home that's currently on the market right now. It is right behind me here, and it's a three plus two bedroom, four bath home, and it's a raised bungalow on a really, really wide, deep lot, which is really cool. The inside has lots of windows, a ton of natural light. The inside in the kitchen has house been upgraded, so there are granite countertops.

And what's really cool about this home is that an addition was built at the back. So there's wood planks on the ceiling and it has a really like cottagey vibe. Super cool place, currently listed for $1.190 million. And that's just an example of the types of homes that you can find. In aging court, getting around in aging court.

There are a lot of options here in terms of how you can get around. Of course you can walk. I myself have been doing a lot of walking today. Their walk score is about a 50 though, so I wouldn't say that walking is the best method, uh, by which to get around in the city. The bike score here is about a 50 as well.

Transit scores in 84, though, I believe. So what that means is that getting around in aging court via public transit is pretty good. There is the aging court go train station that's located here and it brings people right to Union Station downtown. So if you're someone who needs to commute into the city of Toronto, like the downtown court for work, that's always an option as well.

There are lots of buses that run through. Specifically on Shepherd Avenue and Finch Avenue. So if you pick up the bus at any of the stops along those two roads, that can take you directly to the subway. And then from there you can go north, southeast, west, wherever you need to for motorist. Agent port is located conveniently by the highway.

4 0 1, which brings you east and west. So overall, if you need to travel around in Asian court, your options are, you know, you have quite a few options and it's pretty good. Scarborough Town Center is the major mall that is located here in Scarborough. It's right off the 4 0 1 and has a ton of different shopping, entertainment, and dining options available to residents in the area.

Even though the Scarborough Town Center is technically without the Asian court boundaries, it is worth mentioning that Asian Court is only maybe a 10 minute drive to the Scarborough Town Center. So there is that easy access to get to that major mall. Now, outside of the Scarborough Town Center in Asian court, there are a couple of other mall and shopping options.

There's a place called the Asian Court Mall, right behind me here. There's a Walmart here, a No Frills, as well as many other stores inside. And there's also a place called Woodside Square, which is a similar type of mall. It has a cinema, it has a public library in it. So, You know, even though there's no major mall here in Asian court, you do have these two kind of smaller malls as well as a ton of different plazas that are peppered throughout Asian court.

So if you need to get your shopping done, your errands done, you can definitely do so at one of these many. Shopping centers or plazas. So fun fact, I'm just walking here along Kennedy Road in Asian court, and I just noticed that over this fence over here, there is a golf course called Tam O'Shanter. It was kind of unexpected for me.

Kennedy's a pretty busy road, so I wasn't anticipating stumbling upon a golf course. I'm not much of a golfer myself, but if you are and you live in agent court, you can get in a couple of rounds whenever you need to, which is really, really great. Access to amenities is super important when choosing your community and the place in which you are going to settle.

I wanna start by talking about some of the amenities here in Asian court, specifically schools. So, Asian Court is an excellent school district. There are many. Schools between the Catholic public and private boards, there's over 10 elementary schools and four secondary schools, so there is that access.

There are those options to really, really great educational institutions. Outside of that, there are lots of recreational programs as well. Right behind me is the Aging Court community and Recreational Center, which offers a ton of programs, not just for youth, but for adults as well. Things like fitness, swimming, and even lawn bowling.

So if you're someone who likes to participate in some of those extracurriculars and connect to the community in that way, Asian court could be the place for you. Outside of that, there are also a ton of different little parks in the area. They're Brimley Woods, Asian Court Park, and Steven Lecco Park. So if you're someone who's very into nature, you're very outdoorsy, like going for.


Or just exploring around in the different, you know, parks. Again, Asian court could be the place for you. Definitely lots to do here in terms of extracurriculars and community options. Welcome to West Rouge, which is Scarborough's most southeastern neighborhood. It is one of the most scenic neighborhoods.

I'm just walking around here right now. There's tons of towering trees in the area. Winding streets, a real cottagey vibe for sure. Now, in terms of where West Rouge is located, it's actually nestled within Lake Ontario and the Rouge Valley, so there's definitely access. To green spaces here. It is a very family friendly neighborhood.

And in terms of the homes that you can see here, there are lots of single family detached homes, at least on this street that I'm walking on. So a lot of two story bungalows and split levels. But there are some semi-detached and town homes in the area, as well as some newer condo developments as well.

Let's take a look at a house that's currently on the market in West Route. So this home right behind me is currently on the market for $1.9 million. It's located on a street with tons of towering mature trees in the front yard. It's a four plus one bedroom, four bath, two story home, which has been redone just from top to bottom.

Finished. Hot lights throughout an upgraded kitchen with quartz countertops and just a beautiful deck in the backyard. Perfect for entertaining. So this is potentially your next home, maybe. There are a few options in terms of getting around in West Rouge, so of course. Like some of the other neighborhoods that we looked at, there is a go train station here, Rouge Hills, which can lead passengers directly to downtown Toronto and is very convenient for people who are commuting in and out of the area, maybe for work or leisure as well, like some of those other neighborhoods.

There are some TTC buses that run through West Rouge and then for motorists, Port Union Road, which is the road that I am on right now, it can lead any driver directly to Highway 4 0 1, which is the major EastWest highway in the area. So once you access Highway 4 0 1, you have some options in terms of where you can drive to now in terms of shopping and getting errands done in West Rouge, there are a few plazas, very similar to the one right behind me here.

This is Ravine Park Plaza, but there is also Centennial and West Rouge Plaza as well. And between all three of those plazas, you can get your shopping, banking, you know, furniture, anything you really need in terms of errands. So people who do live in West Rouge don't have to travel really outside of the area to get those things done.

West Rouge has a variety of recreational opportunities for both youth and adults. For starters, there is the West Rouge Community Center, the sports and recreation center, tennis club, soccer club, and even a canoe club. Fun fact, four of the Canadian pavers who are in the most recent Olympics actually trained at the Canoe Club.

Right here in West Rouge. In addition to that, there's the Toronto Zoo, which is located just north of West Rouge. Could be a great outing for the kids here. And in addition, because West Rouge does Border Lake Ontario from the south, what residents can take advantage of are the waterfront trails, the Rouge Beach and the Rouge River National Park System, which is where I am right now.

It's absolutely beautiful here. To take in in terms of nature. So Overall West really does offer that family friendly, recreational based neighborhood feel. That's a wrap everybody. Those are our top five neighborhoods here in Scarborough. I hope you now have a better sense of what this community has to offer in terms of different types of neighborhoods.

 What do the weekend Andre Degrass, Mike Myers and the Bear Naked ladies all have in common. Any ideas? Well, they all have ties to a place called Scarborough, Ontario. Scarborough was one of the most culturally diverse places in our province here in Canada, and it is located just east of the city of Toronto.

It is known for its affordability, different amenities, and of course its diversity. Scarborough is home to places like the Scarborough Bluffs, the Rouge River National Park System. Huge immigrant population with nearly half of the residents born outside of Canada. It truly does bring in people of all walks of life.

It is also well located just east of the city of Toronto, making it very desirable for people in terms of communing it and out. All that being said though is Scarborough for everybody. Well, I'm about to take you through the good, the bad, and the ugly when it comes to Scarborough. I prepare a list of pros and cons for you so that you can learn whether or not moving to Scarborough is something that will be fitting for you and your lifestyle.

Alright, come with me and let's go take a look.

Hey everyone. If you're new to the channel and you wanna know everything there is to know about moving to Toronto in the surrounding areas, then this is where you gotta be. My name is Christina and I'm a local real estate agent. I help people who are looking to buy, sell, and lease in Toronto all the time, and I absolutely love it. What we're gonna be doing today is looking at a place called Scarborough, Ontario. Scarborough is a suburb that's located just east, about 20. Kilometers from the city of Toronto, and it's very well known for its diversity and multiculturalism I'm gonna do today is take you through a list of pros and cons of moving to or living in Scarborough.

We're gonna look at some of the best features, as well as some things that might be considered drawbacks of living or moving here. Come with me and let's get after it. All right, everybody. Let's start with our pros. The first pro of living in Scarborough that I'm gonna talk about is affordability. When I say that Scarborough is affordable, I mean that relative to other places like Richmond Hill, Mississauga, Vaughn, the downtown core relative to those places, Scarborough is more affordable.

If you're looking to buy a place, your budget will take you further here, which is really, really great. Now, in addition to that relative affordability, Scarborough also offers a wide range of different types of properties or residences that you could choose from. What you'll notice is that there are lots of apartment buildings, there's condos.

I'm currently in a neighborhood, the Woburn neighborhood in Scarborough, and there's lots of beautiful detached homes here, and I've also passed by some townhouses and semi-detached homes, so lots of choice here. What does that translate into? Well, it translates into. You know, a lot of first time home buyers who are looking to settle here and a lot of immigrant families.

There's about 625,000 people here in Scarborough, and nearly half of them are immigrants. They're born outside of Canada. Now that brings me to my second pro of living in Scarborough. Alright, everybody onto our next pro of moving to and living in Scarborough. And that is diversity. As I've already mentioned, nearly half of the residents here in Scarborough are actually born.

In other places, there are tons of people from, you know, sho Lanka, China, Southeast Asia, you name it. There are people from all walks of life here in Scarborough. And what's really nice is that you can see that diversity in multiculturalism, right in the storefront. I'm just on Lawrence Avenue right now, and there are tons of different places with, uh, various types of cuisine, different types of places of worship.

So if you're someone who likes to shake things up in terms of flavor and spice, you can definitely find a cool, authentic restaurant here in Scarborough. And if you value diversity as a whole, this is probably the place for you. All right, everybody, pro number two of Scarborough. Location. Scarborough is very, very well located.

As I already mentioned, it's about 25 kilometers east of the city of Toronto, which you know, if you're driving and there's no traffic, it takes about 30 minutes to get to the downtown course. But it's really nice to live in a suburb that is still close to a city. You don't get the congestion of Toronto, but you're still close enough to arrive there in a decent timeframe.

Now, what's also great about the location of Scarborough is. To Highways Scarborough is very close to both the 4 0 1 and the Dawn Valley Parkway, which means it's very well located and that feature definitely draws people into Scarborough because it just makes travel a lot more convenient. Alright, everybody.

Next up for our pros is some of the amenities and attractions that Scarborough has to offer. I'll start with Scarborough Town Center, which is where I am right now. Scarborough Town Center really is a one-stop shop. If you're moving to Scarborough and you love to shop and you love. Going to one location and getting all of your errands done.

This is exactly where you'll wanna be. Scarborough Town Center has your retail shops. It's close by a lot of different grocery stores. There's restaurants. You can get your banking done, you can get your hair done. Everything you can imagine is right here. What's great is that Scarborough Town Center is actually located right off Highway 4 0 1, so easy access for anyone who's coming in by car.

And it's also connected to the TCC via the RT line. So if you are somebody who doesn't have a car and wants to travel in or needs to travel, By using the TTC, then no problem at all. You will absolutely be able to do that here. You can come to Scarborough Town Center and get all your things done in one shot.

There are lots of parks, green spaces and trails here in Scarborough. So because it is situated east of Toronto, And it borders Lake Ontario. You have places like the Scarborough Bluffs. I'm actually right by the marina that's near the Bluffs over here. Uh, but there's lots of hiking trails. There's the beach.

There's also Rouge River National Urban Park as well that's located in Scarborough. So if you are an outdoorsy person and you like. Being active, Scarborough could be the place for you. There's lots of stuff to do in terms of outdoor activities, especially in the spring and summer. And now on the note of families, you might be thinking, what is Scarborough like in terms of schools?

Well, there are many public-private Catholic schools that are in the Scarborough area, both elementary and secondary. I'm actually standing right here outside of Centennial College, which is one of Scarborough's post-secondary institutions. So if you are, you know, moving to Scarborough and you're looking to go to college, Centennial might be the place for you.

The University of Toronto, Scarborough campus is also located here. So in terms of quality education, there are definitely lots of options in the Scarborough area. Alright, everybody, we've talked about our pros of living in and moving to Scar. Let's talk a little bit about some of the cons. Now, I know naturally we wanna focus on the positive things, but when it comes to buying a house, right, that's one of the most important decisions that we will ever make.

So we have to also consider some of the negative things. Um, Related to that decision to make sure that we are ultimately making the right decision. So our first con is the cost of living in Scarborough. Now, I know I mentioned earlier that relative to other places, Scarborough is more affordable. That is absolutely true, but all things said and done, Scarborough ranks pretty high.

If you want to rent, let's say a one bedroom apartment here. That's gonna cost close to $2,000 a month in terms of purchasing a home to purchase, let's say a one bedroom condo. You're looking at anywhere, you know, beginning in the $400,000 range. And if you wanna purchase a detached house, let's say, that could start anywhere in the 800,000 range.

So it's definitely not cheap. And of course, rent and mortgage payments aren't the only thing that we have to consider when we're thinking about cost of living. Taxes. There's utilities, groceries, personal items, tons of things that we have to pay for in addition to just the place that we're living. So it is really important that we consider that, you know, the cost of living in Scarborough is not low.

Alright, everybody onto con number two for moving to Scarborough, and that is the harsh winter weather. Now, if you know anything about Toronto, the surrounding areas like scar, Or Canada as a whole, you'll know that harsh winter weather is just part of the deal. And in Scarborough itself, it's not uncommon for the weather to be as cold as negative 20 degrees Celsius, potentially even colder.

With the wind chill, it's also not uncommon for us to get a lot of snow. Some days there can be 10 50. 20 centimeter of snow on the ground. Now, if you are thinking about buying here, some look fors for your potential place might be a place that has either underground barking like some of these buildings behind me, or maybe a house that has a garage so that you're not.

Stuck dusting all the snow off of your car after a classic Canadian dump. Something to think about for sure. All right, now on to the third con of living in Scarborough, and that is getting around. I talked a little bit earlier about house. Scarborough is well located. Specifically though for people who do own cars.

Of course there is a transit system here in Scarborough. We have the ttc. However, it isn't as robust, I'll say, as how it is in the downtown core. Um, in the downtown core, you have a lot more subway stops as well as street cars. Whereas in Scarborough, the TTC is more dependent on bus routes and buses. I mean, the timing isn't always perfect.

You're left waiting some days, so it's, you can't really depend on the TTC too much. Now, if you do have a car, getting around is a lot easier. However, one thing you can definitely expect is traffic. Getting around even by car can be a bit difficult because of the traffic. So again, all things to think about if you are considering Scarborough as your next place to live.
